SHAC Groups



SHAC@ groups and themed meetings allow tenants and residents to campaign for better homes and services with a focus on their own landlord or around a theme.

Landlord specific branches are self-organised but receive advice and practical support from SHAC.

Any member registered with SHAC who has named their landlord will receive invitations to the relevant branch meetings.

Themed meetings are open to all.

  1. Really grateful for this opportunity because currently my landlord, Clarion, are not responding to me regarding their recent massive increase in service charges, and another serious issue. I might need some support with it. Happy to be involved and also looking to join local Renters Union. With the government changes in housing policy directly affecting social landlords, the lack of resources and suchlike, we are seeing a drastic change of direction by these social landlords to a business model, away from the original remit to support the most vulnerable in society and those on low incomes and provide adequate affordable housing. Nothing is secure. Sadly, gone are the days where working class people and poorer families felt they had a home for life.

    1. We have had massive service charge increases in E3 and they actively seek to prevent going through complaints process and chase for arrears that they apply without justification. Its a sham.

  2. Same with me. Massive increase in service charges. Rude, poor, uncommunicative customer service. The latest is as a leaseholder in one block of four flats is that they are trying to charge me for works/repairs done to another block next door! I’ve never been responsible for this! Been in my flat for nearly 18 year’s! I need help/ assistance with this fight, I’ve barely got the mental capacity to deal with this.

We rent from Home Group, they have been systematically cutting our service charges over the years then started to undercharge and overcharge tenants, the secure tenants being undercharged of over £30 pcm, it does not happen to all tenants just the secure tenants. They have refused correction of errors and inconsistencies in charging through their official complaints process then tried to charge tenants the errors of undercharging on top of the CPI+1 with £74 and £50 pcm increases because of errors. This year because they got caught out doing this last year, they have increased service charges for the assured tenants with above average inflation corrected some of the errors for secure tenants who are still being undercharged according to the breakdowns meaning that these errors can be clawed back in 2022/3 and so on. It is a game of cooking the books has nothing to do with our service provision or what we have as services to maximise on revenue. it is a disgrace and it is illegal to be doing this, maladministration if nothing else. Can someone contact Briar Cose Tenants Association as we have submitted the complaint to the Regulator as the errors are impacting on the rent standard

  4. Anchor Hanover group use illegal eviction methods to silence innocent legitimate tenants.
    They mount lengthy sneaky attacks and falsely accuse tenants, and use other tenants to falsely accuse anyone that challenges service charges, safety, management failures etc.
    They convicted us of ASB / Criminal behaviour when we have decades of perfectly good behaviour at social housing.
    Over a hundred tenants of Anchor Hanover group / Anchor (many of colour) where threatened with eviction over “someone” supposedly “using a racist word”.

    Perhaps these failing Social Landlords are “making off” with their ill gotten gains – whilst leaving the rest of us in the poo.

    I would like to start an “Anchor Hanover Group / Anchor – Action Group” to initially see how many tenants and ex-tenants have been illegally hounded out/ harassed/ targeted out of / and still in their homes by AHG/Anchor, made sick by AHG/ Anchor, and illegally criminally convicted by Anchor Customer Relations / Anchor / AHG….. and Anchor / Anchor Hanover Group as a whole.

  5. Anchor / Anchor Hanover Group have denied our requests to see service charge related breakdowns for almost 3 years.
    Anchor-n Anchor hanover Group have also decided as we are asking for this information they will illegally fabricate false incidents of us committing anti social behaviour and illegally convict us of crinial activity.

    So the social landlords are upping the stakes when it comes to tenants rights – the social landlords are illegally criminally convicting tenants to shut them up.

    This is extremely serious and indicative of an unlawful uncivilised society.

    We have had to fight Anchor / Anchor Hanover group on our own for almost 3 years and they have pulled every dirty trick in the book to get us to be sick, live in fear, abandon our legitimate tenancy, and be illegally evicted.

    Very sick and dangerous behaviour from a so called largest professional social housing charity organisation in the UK.
