Unfair and Uncapped: Freeze the Rents and Cap the Charges

Government has committed to allowing social landlords (housing associations and council) to raise rents by inflation (CPI) plus one percent each year for the next decade, starting from April 2025. We believe that this disastrous for tenants and residents. Service charges are wholly uncapped and barely regulated, and we know that here too, people are facing above-inflation rises.

Allowing social landlords to raise rents above inflation has been tried before and does not result in adequate housing supply, it only results in greater rent arrears for tenants, as shown in the table below:

Our fight to freeze rents and cap service charges is critically important. While housing associations accumulate billions in surpluses, households struggle with soaring rents. It’s time to challenge this unfair system and demand an immediate freeze on rent increases through political lobbying, campaigning, and refusing to pay the increase.
