Good old Clarion, my boiler has been condemned so no hot water for a week now, i’m severely disabled and i’ve just been left, no communication from them whatsoever, the boiler apparently has been leaking for 4 YEARS!!!!! Guess where its situated? in my bedroom, hence headaches, chest/breathing problems, lethargy, chronic asthma and best of all i have no sense of smell, so would not be able to detect gas. BUT they did kindly put a carbon monoxide detector in my bedroom. To say that i’m angry would be an understatement.

      1. I have had five years with no consistent hot water and heating .
        My place is not fit to live in and yet Clarion do nothing but arrange expensive dinners to laud amongst themselves !

    1. I have had ongoing problems and was so frustrated that whenever I lodged a problem I copied Craig Moule in. He then blocked my e mails and they bounced back!

    2. I had a terrible time with Sanctuary Supported Lving part of Sanctuary Group. I have witnessed a death of resident through neglect, been assualted, held at gun point, lived with out hot water for months in a highly unhygenic enviroment, i’ve seen much neglect and service failure in my short time with this shambolic organisation.

  2. The landlord bears poor regard for existing tenants. This manifests itself in slack response to and poor performance with regard to repair issues. The undermining of previous attempts to organise a tenant/resident association and the blocking of resident’s access to the housing estate’s onsite community hall facility, choosing instead to hire the community hall to external groups, unconnected with the housing estate. Seemingly on a purely commercial basis, despite the fact that this facility should rightfully be designated as a resource for the use of the residents of the Granby Housing Estate in East London.

  3. Like the £350m PW promised for the NHS PRE Brexit vote….L&Q pledged over £60m investment into 1700 properties previously owned by Lewisham .
    These were gifted to L&Q fir £20m .
    This is why residents voted them in .
    Absolute con . 10 years on . Service Charges doubled . Extortionate amounts charged fir routine maintenance. False accounting …

  4. I’m disabled and myself and my children have been left to live in squalor because of [name] (manager). An outstanding repair which they didn’t do caused a lot of problems and now they’re saying it’s all down to me they no longer going to help me. Even though when she turned up at my house she told me she was going to do everything in her power to rectify all their mistakes. But she gets back to the office with all the big powerful people and changes her mind. For over a year now I have been living with no flooring skirting boards hanging off the wall in my kitchen so it’s very dangerous. She knows also my youngest daughter suffers with seizures but she doesn’t care if my daughter hurts her self on this concrete floor. I have no help

      It seems to be the “NORM” from these so called caring mostly charitable organizations.

      They are deeply inclined profit motivated entities who make vast profits year on year who are sanctioned by government and local authorities at the expense of those who live in these wretched conditions at cost to health and wellbeing.
      It’s a crime of epic proportions and needs a complete rethink strategy put forward by an independent body.

  6. L&Q they doing this to all their tenants especially the tenants with disabilities L&Q discriminated us! They have racist staff members who can’t do their job role but expertise of lies and after lies.
    They don’t listen to their disabled tenants at all! This is through my own experiences. Other disabled people from my blocks and from blocks all been mistreating by our landlord L&Q. We don’t have housing officer for our Estate anymore since 2019. Property manager can’t help don’t deal with chasing up the disrepairs for tenants/residents homes. When residents calls the L&Q direct repairs officer talked to the responsible team to find out about disrepairs works for residents home is still waiting to o long 8 years. Why? The staff mepmbers keep saying we will forward my message to your Property Manager along with the information you gave us! And we already know that L&Q Property Manager don’t deal with any repairs to resident homes. And nothing happens no repairs works done. L&Q Group they are mistreating their disabled tenants/residents terribly they make themselves stupid did they thinks all their disabled tenants and residents lives in one flat! We live in one state but we don’t live together in one flat or house!
    And all disabled people have individual needs for their homes adaptation or adjustments to meet the individual person needs.

    1. I was with Metropolitan for decades and I swear they specifically target those tenants of theirs who they know are vulnerable and poor e.g. those on benefits. They do this to save money e.g. by not doing repairs because they are confident that the tenants are powerless to get help. HAs know that […] local councillors to whom a tenant might go for help, have no powers of enforcement. The ONLY thing any tenant can do that could successfully fight back is legal action – which the HAs already know the tenant can’t afford (because they’re on benefits). The whole thing is a crime and a national scandal.

      1. We hear your frustration John! We don’t see tenants and residents as powerless though. Legal action and approaching other agencies is fraught with problems, but campaigning can and does work as we’ve shown. This is in our view the best use of our energies!

      2. Legal Action. Our landlord is Housing21, a small group of us are in the process of recovering money owed to us because of overpayment of service charge. We have won our first case via CCMCC against Housing21 and they will have to refund £690.00 to us before the end of this month or the Court will send in the bailiffs. We are preparing to launch other claims for money owed to us in service charge overpayments alone over the last few years, we estimate that if all residents of Housing21 who are effected claim the money back for the past six years if will cost Housing21 £17,000.000
        The point is; there is something we can do…….take the bastards to court. Do what we have done, Housing21 did not register a defence.

    L&Q are my landlord. And 100% I agree with your comments on above yes L&Q have a staff members that are expertise for telling lies and bullying and harassing to their residents for complaints about landlord failures repairs taken L&Q for many years. There is no officers to monitor the outstanding repairs still waiting job to be done by when. The contractors when they turned up to residents door with the wrong Jobs. When they go back to their office to report it that they have been given wrong Jobs. We don’t hear back anything from L&Q. So I have to keep calling the L&Q office and they said don’t know who sent out the contractors with wrong jobs. L&Q they check in their computer system for record. Another things L&Q doing wrong they sending out their contractors for repairs to residents homes without making any appointments. No one’s at home! L&Q they claimes that residents refused to let access into their property. All their staff members starts from the chief executive, Housing managment senior Manager, Tenancy agreement manager, line manager, property manager and repairs complaint Customer Service officer Manager all of these people are paid staff members and they failed to carried out their jobs as they have a duty of cares for the residents and repairs shouldn’t be left disrepaires for too long for many years.

    I am really feeling so fed-up with my landlord L&Q who doesn’t won’t to improve in their housing management team and same to their repairs department.

    Lets all leaseholders,Tenants and residents get together and work together expose L&Q housing association their many years of Lies by their paid staff members who failed to carry out their jobs.

    Two years at court for housing disrepair and repairs not done. My whole tenancy for years I have had constant repairs. I’ve been violated by staff. And every time I challenge anything they don’t reply. I pay for a home inadequacy and just want to leave .

  10. Hi Everyone I’m a NHHG tenant they’re one of the biggest and one of the worse I’ve been awaiting new windows for the last three years they’re so heartless they simply don’t care. I’ve taken time off for them to replace kitchen worktop and they don’t show up. Is anyone doing an expose on housing associations they should I believe a lot of staff leave NHHG because they’re corrupt to the core I’m on my third housing officer in 2 years!

    1. I empathise w you. I too many HO’s in short period . It doesn’t get worse than Notting Hill Genesis . Clear corruption. Esp w contractors .

      Had no hearing for 1 year , Now got rat problem, kitchen sink leak, electrical outages for 2 years …

      Been diagnosed with extreme mild poisoning , very sick, made 10 complaints all ignored .
      Problem is there’s no accountability. … it’s from the top down. … thank God for SHAC

I’m with a housing association in the West Midlands called midland heart I am being charged for services I do not receive one is for grounds maintenance that does not get carried out and has not been for the last ten years..also for a mobile caretaker that doesn’t exist.and the other for a management charge..I have tried to be responsible with them but now I’m being anyone else with midland heart having the same issues.if so it’s time for us as tenants to make a my calculations they owe each household in my area £1,094.

What Joyce Ryan said 21-08-22 is our experience from OPTIVO too. Although I am limited by medical conditions (osteoporosis and oxygen dependant) you will find me an enthusiastic supporter,

  14. I am a leaseholder of 3 flats with metropole and a resident. They have put the service charges up by nearly £300 per month per flat with 2 weeks notice and added an extra bill of over £800 per flat with threat of ccj’s. All this over Christmas and in less than a year after the last increase which they stated was for this financial year. How can I pass that on to my tenants on benefits who struggle to put food on the table?

  15. Anchor Hanover group use illegal eviction methods to silence innocent legitimate tenants.
    They mount lengthy sneaky attacks and falsely accuse tenants, and use other tenants to falsely accuse anyone that challenges service charges, safety, management failures etc.
    They convicted us of ASB / Criminal behaviour when we have decades of perfectly good behaviour at social housing.
    Over a hundred tenants of Anchor Hanover group / Anchor (many of colour) where threatened with eviction over “someone” supposedly “using a racist word”.

    Perhaps these failing Social Landlords are “making off” with their ill gotten gains – whilst leaving the rest of us in the poo.
