Introduced under the Commonhold and Leasehold Reform Act 2002, RTM is the legal right for leaseholders to take over the management of their building by forming their own company. They leaseholders do not need permission from the freeholder-landlord to do this.
When SHAC member and Hyde leaseholder Francesco acquired the Right To Manage for his building, he did a lot of research into Right To Manage and realised that there is nothing out there helping leaseholders with this process. To remedy this, he built the online EasyRTM website, a toolkit designed to make it easier for leaseholder to acquire the Right To Manage.
The sytem includes:
- A 20-page guide explaining what Right To Manage is and how it impacts residents in a building;
- Details on eligibility criteria;
- A fully-fledged project plan with all the steps required to acquire the Right to Manage;
- All email communication that leading leaseholders can send to their neighbours to keep them updated about the project; and
- Suggested property management company and legal advisors, as well as questions to ask in a tender.
EasyRTM is completely free of charge. Sign up here. You may also find this guidance on RTM for leaseholders useful.
